The 2015 Consent

  • The consented scheme comprises six residential buildings of up to 10 storeys in height, providing over 164,247 sq ft NIA / 240,899 sq ft GIA of accommodation, including:
  • 94 luxury private residential apartments within Buildings A – E.
  • 24 affordable housing units (10 shared ownership, 14 affordable rent) within Building G, arranged as 15 duplex apartments and 9 lateral apartments.
  • 8 commercial units (21,980 sq ft NIA) at ground and lower ground floors (flexible use classes), 7 of which frame a new vibrant public piazza adjacent to Ransomes Dock.
  • 103 car parking spaces (71 for private sale), 12 motorcycle parking spaces and 240 cycle parking spaces at basement level.

Scheme Design

  • A detailed consent of outstanding architectural merit, truly befitting of Battersea’s creative district.
  • The heart of the development is centred around a new public piazza, creating an exceptional vista from Elcho Street to the dock, and providing permeability through to the Thames Path and around the historic dock.
  • At ground level the piazza is framed by tall resident’s lobbies and commercial units, spilling out on to the piazza providing a vibrant creative quarter and cultural hub. The base of the piazza buildings (A, B, D and E) are finished in stone and coloured glazed brickwork, acknowledging the sites history and providing a transition from the gateway to the dock.
  • The ground floor commercial units are flexible in both design and use; the consent allowing for a wide range of potential unit sizes and use classes. The ground floor accommodation will provide 3.4 – 4.0m clear floor to ceiling heights.
  • Externally, the architectural language to the piazza buildings acknowledges the site’s heritage, with the brickwork grid, crittall style fenestration and grouped balconies creating an iconic warehouse aesthetic.
  • Building C responds to its prominent dockside position, taking a more contemporary theme and maximising views of the dock and river. Stone ‘fins’ run vertically through the façade, interspersed by grouped bronzed balconies and glass inserts, creating exceptional framed views of the dock at each level.
  • Internally, the private residential apartments will deliver outstanding clear floor to ceiling heights of 2.7m, and 3.0m to upper floor apartments. When delivered alongside full height crittall style windows to the piazza buildings, these units will create expansive loft style apartments on the water’s edge, unlike any other in the London new homes market today.
  • The penthouse units complete the schemes upper levels, with accommodation set back to create: clear vertical definition, additional privacy and expansive terraces incorporating the outstanding views. In total the scheme provides 9 penthouses, 5 of which are duplex, with clear floor to ceiling heights of part 3.0m and part 6.6m to some duplexes, providing exceptional double height living spaces.
